  1. Tenant Selection

Finding the right tenant is one of the most important parts of protecting your investment. Our process combines face-to-face assessment, extensive local knowledge and comprehensive screening through industry-leading systems to ensure applicants are properly vetted before being recommended for your property.

    Initial Viewings & Shortlisting

We personally conduct face-to-face viewings with prospective tenants. This allows applicants to properly understand the property while giving us the opportunity to meet them in person and assess their suitability alongside their application, rental history and employment information.

    Genuine Local References

After many years managing hundreds of tenancies in Queenstown and throughout the region, we personally know many local employers, property managers and landlords. This gives us an advantage when checking applicants, as we can often speak directly with people we already know and trust to obtain genuine references and a clearer understanding of their rental and employment history.

    Comprehensive Screening

As Elite Business Partners of TPS (The Tenancy Portal), we carry out extensive background checks on shortlisted applicants. Credit checks are completed through Centrix and Equifax, alongside searches of the Tenancy Tribunal, NZ Police, Ministry of Justice, New Zealand and Australian court decisions, Interpol and other available records.

This combination of personal local knowledge, face-to-face assessment and comprehensive screening allows us to build a much clearer picture of each applicant before they are recommended for your property.

  2. Tenancy Agreements & Bond Management

We manage the tenancy agreement and bond process from start to finish, ensuring everything is correctly documented and kept up to date with current tenancy legislation.

As Elite Business Partners of TPS (The Tenancy Portal), we use the TPS Agreement Generator, which is developed in consultation with MBIE to ensure tenancy agreements remain current with New Zealand legislation.

Our standard tenancy term is 12 months fixed, and we require a four-week bond, which we collect and lodge with MBIE on your behalf. We also manage the bond process at the end of the tenancy, including any claims or matters that may need to be resolved.

  3. Property Compliance

Keeping your property compliant is an important part of protecting both your investment and your tenants.

We help ensure your property meets current tenancy requirements, including Healthy Homes Standards and smoke alarm obligations. Where work is required, we can coordinate with trusted local contractors on your behalf, helping ensure any issues are addressed and the property remains compliant and tenancy-ready.

Our aim is to make compliance as hands-off as possible for owners, while ensuring important requirements are not overlooked.

  4. Property Inspections

Detailed reporting is a key part of protecting your property throughout a tenancy. Before tenants move in, we complete a comprehensive inspection report documenting each room, key features and the overall condition of the property, supported by photographic evidence.

We then conduct quarterly inspections throughout the tenancy to monitor the condition of the property, identify maintenance requirements and follow up on any concerns.

At the end of the tenancy, a final inspection report is completed and compared with the original entry report. This provides a clear record of any damage or excessive wear and tear and, importantly, the photographic evidence required should a tenancy claim arise.

Copies of our inspection reports are provided to tenants, creating transparency from the beginning and setting clear expectations around how the property should be cared for.

  5. Rent Collection & Reporting

We manage rent collection and financial reporting through Palace Liquid, one of New Zealand’s leading property management software platforms.

Owners receive clear monthly statements, along with end-of-financial-year reporting for their accountant, making it easy to keep track of their property’s rental income and records throughout the year.

Your Rental Journey, Made Easier

Whether you’re new to Queenstown, relocating within the region or searching for your next home, our experienced property management team is here to guide you through every step of the rental process.

From submitting your application to moving in and managing your tenancy, we aim to make renting as straightforward and stress-free as possible.

  1. Applying For A Rental Property

Once you’ve found a property you’re interested in, the next step is submitting your rental application.

To help make the application process as smooth as possible, we recommend having the following information ready:

    • Personal and contact details
    • Current employment and income information
    • Previous rental history
    • Contact details for relevant references
    • Identification for verification purposes
    • Our property management team will guide you through the application process, conduct any necessary reference checks and keep you informed of the next steps.
    • We understand that applying for a rental can sometimes feel overwhelming, particularly in a competitive rental market. Our aim is to make the process clear, fair and straightforward for all applicants.
  2. Preparing To Move In

Once your application has been approved, there are a few important steps to complete before moving into your new home.

You’ll receive a tenancy agreement outlining the terms of your tenancy, including rent payments, the tenancy period and your responsibilities as a tenant. We encourage you to read this carefully and ask your property manager about anything you’re unsure of before signing.

    Fixed-Term And Periodic Tenancies

    • In New Zealand, rental agreements are generally either fixed-term or periodic tenancies. Understanding the difference can help you choose an arrangement that suits your circumstances.
    • A fixed-term tenancy is an agreement to rent a property for a specified period, commonly 12 months. During this time, both the tenant and landlord are committed to the agreed tenancy period.
    • If you need to end your fixed-term tenancy early, you’ll generally need the landlord’s agreement, although some legal exceptions apply. Additional costs may apply.
    • As your fixed-term tenancy approaches its end date, you can discuss renewing or extending your agreement with your property manager. If neither party gives the required notice or agrees on another arrangement, a fixed-term tenancy of more than 90 days will generally become periodic.
    • A periodic tenancy has no set end date and continues until either party gives the appropriate written notice. Tenants can generally end a periodic tenancy by providing at least 21 days’ written notice, while landlords must follow the applicable legal notice requirements.

    Bond And Rent Payments

    • In New Zealand, landlords can generally request a bond of up to four weeks’ rent and a maximum of two weeks’ rent in advance. An additional pet bond of up to two weeks’ rent may apply where permitted by law.
    • Your bond will be lodged with Tenancy Services in accordance with New Zealand tenancy requirements. At the end of your tenancy, the bond refund process will take into account any outstanding obligations or agreed deductions.

    Property Condition Report

    • Before you move in, a property condition report will be completed by your property manager to document the condition of the property, including any existing wear, damage or maintenance concerns.
    • You’ll receive a copy of this report to review, providing a clear record of the property’s condition at the beginning of your tenancy. This helps protect both tenants and landlords and ensures transparency throughout the tenancy.

    Keys And Property Information

    • Before moving in, you’ll receive information about accessing your property, relevant contact details and any important instructions specific to your home.
    • Your property manager can also assist with questions about rubbish collection, parking arrangements, appliances or other property-specific information.

    Setting Up Utilities

    • Before your move-in date, it’s important to arrange any utilities that are your responsibility, such as electricity and internet.
    • Your tenancy agreement will outline any additional arrangements relating to utilities and other services.
  3. During Your Tenancy

At REMAX Enterprise, we want tenants to feel comfortable and supported throughout their tenancy.

Maintaining clear communication with your property manager and looking after your home helps ensure a positive rental experience for everyone.

    • If something in your rental property requires attention, please report it to your property manager as soon as possible. Providing a description of the issue and photographs where possible helps us assess the situation and arrange the appropriate maintenance.
    • Urgent issues, such as significant water leaks or serious electrical faults, should be reported immediately using the contact information provided by your property manager.
    • Routine property inspections help us ensure the home is being cared for and identify any maintenance requirements. Your property manager will provide the appropriate notice before an inspection, and we encourage tenants to raise any concerns during these visits.
    • Rent must be paid in accordance with your tenancy agreement. We recommend setting up an automatic payment to help ensure your rent is paid on time. If you experience any difficulties making a payment, please contact your property manager promptly so the situation can be discussed.
    • Tenants are responsible for keeping the property reasonably clean and tidy, avoiding damage and reporting maintenance concerns in a timely manner. This includes caring for the property’s fixtures, appliances and outdoor areas in accordance with your tenancy agreement and applicable tenancy requirements.
    • Both tenants and landlords have responsibilities under New Zealand’s Residential Tenancies Act. As a tenant, you have the right to a home that meets applicable health and safety requirements, reasonable privacy and the quiet enjoyment of your property.
    • Our property management team is here to assist with tenancy-related questions, maintenance requests and general property matters throughout your time in the home. We encourage open communication so any concerns can be addressed promptly and professionally.
  4. Moving Out

When the time comes to move on, our team will guide you through the process of ending your tenancy.

For periodic tenancies, tenants are generally required to provide at least 21 days’ written notice. Different requirements apply to fixed-term tenancies.

If you’re unsure about the conditions of your tenancy or need to discuss moving out, we recommend contacting your property manager as early as possible.

Before vacating, you’ll need to ensure the property is left reasonably clean and tidy, remove your personal belongings and attend to any outstanding tenancy obligations.

    • Removing all personal belongings and rubbish
    • Cleaning the kitchen, bathrooms and living areas
    • Ensuring outdoor areas are reasonably tidy
    • Reporting any outstanding maintenance concerns
    • Returning all keys, remotes and access devices
    • A final property inspection will be completed to assess the condition of the home, taking fair wear and tear into account.
    • Once any outstanding tenancy matters have been resolved, we’ll assist with the bond refund process.
    • Our aim is to make the moving-out process as straightforward as possible.

Tenant FAQs

Can I Have Pets In My Rental?

If you are hoping to bring a pet into your rental property, please contact your property manager to discuss the consent process. Landlords must have reasonable grounds to decline a pet request, and reasonable conditions may apply, including a pet bond of up to two weeks’ rent.

How Do I Report Maintenance?

If something in your rental requires attention, please contact your property manager as soon as possible. Providing a clear description and photographs where possible will help us arrange the appropriate maintenance. For urgent issues, such as significant water leaks or serious electrical faults, please contact us immediately using the emergency contact details provided.

Who Is Responsible For Garden Maintenance?

Tenants are generally responsible for routine garden maintenance, such as mowing lawns and general weeding, while landlords are responsible for larger maintenance tasks, such as significant tree pruning. Your tenancy agreement will outline any specific arrangements.

What Happens During A Routine Inspection?

Routine inspections allow us to check the property’s general condition and identify any maintenance concerns. Your property manager will provide the required notice beforehand.

Can I Renew My Tenancy?

If you are interested in staying at your rental property beyond your current fixed term, please contact your property manager. We can discuss the options available and any arrangements required.

What If I Need To Move Out Early?

If your circumstances change and you need to leave before your fixed-term tenancy ends, please contact your property manager as early as possible. We will explain the available options and any applicable conditions or costs.

Should I Have Contents Insurance?

We recommend that tenants consider contents insurance to protect their personal belongings. A landlord’s property insurance generally does not cover a tenant’s furniture, electronics or personal possessions.

What Happens If My Flatmate Moves Out?

If someone named on the tenancy agreement needs to move out, please notify your property manager. Changes to the tenants named on an agreement may require approval and updated documentation.
